THe best I hear is “seemless” metal roofing but it is also more expensive. I lived in a house once with the screw down metal roofing types and well there was leakage where the screws were screwed into thru the metal and then into the “runners or strappings”…. there is a little washer on the screw and it’s suppossed to seal it up but I guess it only lasts for a certain number of years before the wind and snow(weather elements) take their toll…
Is tin nailed down? or do they have that seemless nowadays?

The original wooden shingles were still under 9 layers of roofing material. the decking is Oak but the decking has spaces in between the wood planks that you can plase your fingers between in the attic.
