<div><em><strong>Jordan FeRoss</strong> asked: </em><br/><br/><br/>You need a roofing job done on your home or business, and while looking through the phonebook or internet you find that some Dallas or Fort Worth roofers and roofing repair companies are listed as either commercial or residential roofer. Maybe even some claim to do both! What&#8217;s the difference? A roof is a roof, right? Well&#8230; not so much.<br/><br/>The first thing that differentiates a residential roofing job from a commercial roofing job is the type of building the roof is for. Just because you bought what used to be a house and turned it into an office for your real estate company doesn&#8217;t make it a commercial roof. On the other hand, the roof of an apartment complex might just classify as a commercial roofing job even though it&#8217;s a residence. If you&#8217;re unsure on if the building you need re-roofed classifies as residential roofing or commercial, call the Dallas or Fort Worth roofing company you have in mind and ask.<br/><br/>Another difference between commercial roofs and residential ones would be the size of the job itself. How many square feet is the roof? How many workers will the Dallas roof repair company need to send to your location to do the job? Many residential roofing jobs only require a single contractor, where as commercial roofing jobs typically require a whole crew.<br/><br/>Many commercial buildings also have a lot more protrusions than a residential building. A residential home will typically only have a chimney jutting out. A commercial building, on the other hand, may have smoke stacks and ventilation systems and pipes, and mechanically wiring, and a roof entrance, and a skylight, etc. All these pose obstacles for the roofer, and in some cases so much that a crane has to be called in to aid with the job. Many roofing companies are a part of a union so that they can get the higher paid unionized commercial roofing jobs. Many unions will not allow their members to work union jobs. This is the case for most roofing jobs. A commercial roofer with a union can&#8217;t work the non-union residential job, because his union and labor costs won&#8217;t allow it.<br/><br/>The products and tools needed for the job can make a difference too. A residential roofer might not have the tools required to handle the bigger scale job of a commercial roof efficiently. They might also not have adequate manpower. There are even new developments in the roofing industry that are bringing about products designed especially for commercial roofing jobs. Products like rubberized roofing materials which are phasing out hot roofing.<br/><br/>So first, you&#8217;ll need to find out if your roof is residential or commercial. Most of the time it will be obvious (a house VS a mini mall), but for those that are closer to being both, check first. Aging occur on all roofs, wear and tear stemming from neglect, abuse, contamination, and accident can result in expensive repairs or premature failure of the roofing system, if not detected. A Regular inspection program will help detect minor problems before they become big ones, avoiding interruptions of work going on inside the building, and most importantly, protecting the owner’s investment and adding many years to the life of a roof.<br/><br/>Roof Types:<br/><br/>Wood: There are two types. Shingles are cut to a specific size and smooth finished. Shakes are irregular and rough-textured. Wood gives a natural look to a home. It also requires more maintenance to protect it from the elements.<br/><br/>Metal: Metal roofs have returned from the olden days to become a popular roofing option. Once limited to low-slope structures, standing seam steel roofs can now be used on steeper roofs as well. Metal is durable, practically maintenance-free, heat reflective and non-flammable. Installed in sheets, a metal roof will actually dissipate a lightning strike rather than conduct it.<br/><br/>Built-up Roofing: Built-up roofs are installed on flat or very low-sloping structures. They consist of alternating layers of felt or fiberglass treated with asphalt. These layers are topped with asphalt (tar) or aggregate. Built-up roofs are more common in commercial buildings.<br/><br/>Tile and Slate: These are two of the oldest roofing materials around. They are long-lasting and durable. Their weight requires a reinforced roof structure that can support them. Both can be quite expensive and neither is easy to install.<br/><br/>Slate Roofing: is a very expensive choice, but it’s very beautiful and distinct. Many Colonial and French homes look very appealing with this style of roof materials. Slate roof materials are heavy, as you can imagine, and will need additional structural support.<br/><br/>Factors that affect roofs<br/><br/>• Sun delivers a combination of ultraviolet rays and heat can prematurely age a roof.<br/><br/>• Snow or ice that melts and refreezes (called ice damming) pushes up the roofing material and causes leaks. Ice damming can be a temporary problem that ends when the thaw is complete. Excessive amounts can damage the roof and roof structure.<br/><br/>• Rain is normally kept at bay by a roof. But when rain or moisture gets underneath roofing, damage can occur.<br/><br/>• Wind can remove any roof in the most extreme occurrence. However even minimal amounts can weaken a poorly installed roof by letting dirt and moisture get underneath.<br/><br/>• Moisture from condensation underneath a roof not only harms the roof and sheathing, but also can cause problems inside of the house.<br/><br/>• Trees provide shade to help cool a house. They also provide leaves and limbs that can fall or scrub against the roof.<br/><br/>• Algae and moss get a foothold on moist surfaces. Excessive growth can retain moisture and cause eventual weakening of the roofing material.<br/><br/>Other Causes of Roof Problems:<br/><br/>• Improper Installation<br/><br/>• Improper Design<br/><br/>• Lack of Maintenance<br/><br/>• Flashing Failures<br/><br/>Each of these major causes of roof damage can be minimized by regular and careful inspection for early and minor problems. Immediate attention to any flaws or damages with competent repairs can help you avoid major damage to your roof and prevent the need for early and costly roof replacement.<br/><br/>Having a roof that leaks is a very common problem of many homeowners, especially if you live in an area that sees a lot of rain. When your roof leaks there are a lot of problems that can happen such as mold and mildew stains, damaged foundations, and water stains on the ceiling, just to name a few. Because of this it is important for you to have the knowledge of how to find the leaks in your roof.<br/><br/>When you do discover a leak in the roof you should not panic but simply know that it is time to fix the leaky roof. A leak can actually be a good sign as it will force you to check the leak and it is a good idea at this time to look over the entire roof to see if there are any other leaks or problems. Fixing a leak in your roof is not very expensive and it does not take a lot of time.<br/><br/>The Common Roof leaks problem can best be solved by using EPDM. For a long time they had to choose between a high-cost tile or slate roof that lasted a good amount of time but required extra bracing to support its weight and they aren’t cheap, or shake or shingle roofs that were less expensive but had a short lifespan. Now homeowners can have the best of both worlds with metal roofing.<br/><br/>While upfront you may pay slightly more for a metal roof over shake or shingle, the benefits of a metal roof far outweigh the difference. For one, your metal roof will last a lot longer than these other materials, so you are saving yourself from paying for a new roof over the next 40-50 years. Some appraisers are even adding about $1.25 per square foot to the appraised price of the home if it has a metal roof on it!<br/><br/>Since a metal roof will reflect heat in the summer there are additional savings when it gets hot. Metal roofs allow your home to stay cooler in hot weather, which can save you up to 40% in cooling costs. It is extremely resilient against all forms of weather, from heat and cold, and against pests and mold.<br/><br/>However, like with any other roof, tile roof maintenance is sometimes necessary. In this article, we’ll go over the various ways in which tile roofing can be damaged, as well as what you can do to not only prevent damage to your roof but also conduct minor repairs.<br/><br/>The primary way tile roof maintenance is required is by either excessive and inexperienced foot traffic or falling debris such as tree limbs, both of which can crack tiles and cause multiple problems. If a tile is cracked, regardless of how, it should be replaced as soon as possible to avoid the layer underneath being exposed to sun and rain.<br/><br/>Tiling is usually quite resistant and actually hardens with age, but a single broken tile can compromise the effectiveness of the entire roof. Many people worry that tile roofs are too heavy for most structures, but a good weight distribution and experienced laying techniques can allay this.<br/><br/>Tile roof maintenance is generally required only when a tile breaks, but debris should be cleared from the roof whenever necessary. Debris like leaves, dirt and garbage can soak up water and increase the wear and rusting of even coated metal roofing. After clearing debris, if your roof is painted or coated, check the coating for signs of wear and repaint or recoat any necessary areas.<br/><br/>If there are holes in any of the shingles or slats, or open seams between pieces of metal, these should be repaired immediately. There can also be openings where two pieces meet on a ridge, lip, or valley.<br/><br/>Metal roof maintenance mostly requires that you catch wads of debris before they have a chance to collect water and damage sealants around rivets or in seams. The most common way metal roofing gets damaged is through water, be it either rusting or the deterioration of the bond between sealant and metal.<br/><br/>Extreme heat can also cause metal roofing to flex, and while shingled metal will not experience the same stress sheets will, either type can experience damage around the seams and corners. If you keep an eye out for damage throughout the year and give it a thorough check every few months, then you can keep a metal roof from experiencing any significant amount of wear, and have a roof that will last for decades.<br/><br/>Metals roofs are so commonly used because of their extreme durability and resistance to weather effects. There are few things that can cause them any significant amount of damage, but it is still important to keep an eye out for those things.<br/><br/>Even something as simple as water can damage metal roofing over time. Metal roof maintenance essentially consists of watching for potential damage, and clearing away debris whenever it collects on your roof. Asphalt shingles are measured against a variety of standards that evaluate fire and wind resistance, tear strength, and other key performance indicators. Asphalt shingles come in &#8220;standard&#8221; (or 3-tab) and &#8220;designer&#8221; (architectural or multi-layered) varieties. Standard shingles have a lightly-textured flat surface, while designer shingles have a highly textured surface.<br/><br/>Wood shingles and shakes are made from cedar, redwood, southern pine and other woods; their natural look is popular in California, the Northwest and parts of the Midwest. Wood shingles are machine-sawn; shakes are handmade and rougher looking. A point to consider: Some local building codes limit the use of wood shingles and shakes because of concerns about fire resistance. Many wood shingles and shakes only have Class C fire ratings or no ratings at all. However, Class A fire ratings are available for certain wood shingle products that incorporate a factory-applied, fire-resistant treatment.<br/><br/>Tile — clay or concrete — is a durable roofing material. Mission and Spanish-style round-topped tiles are used widely in the Southwest and Florida, and flat styles also are available to create French and English looks. Tile is available in a variety of colors and finishes. Tile is heavy. If you are replacing another type of roof system with tile, you will need to verify that the structure can support the load.<br/><br/>Slate is quarried in the United States in Vermont, New York, Pennsylvania and Virginia. It is available in different colors and grades, depending on its origin. Considered virtually indestructible, it is, however, more expensive than other roofing materials. In addition, its application requires special skill and experience. Many old homes, especially in the Northeast, still are protected by this long-lasting roofing material.<br/><br/>Metal, primarily thought of as a low-slope roofing material, has been found to be a roofing alternative for home and building owners with steep-slope roofs. There are two types of metal roofing products: panels and shingles. Numerous metal panel shapes and configurations exist. Metal shingles typically are intended to simulate traditional roof coverings, such as wood shakes, shingles and tile. Apart from metal roofing&#8217;s longevity, metal shingles are relatively lightweight, have a greater resistance to adverse weather and can be aesthetically pleasing. Some have Class A fire ratings.<br/><br/>Synthetic roofing products simulate various traditional roof coverings, such as slate and wood shingles and shakes. However, they do not necessarily have the same properties.<br/><br/>Before making a buying decision, NRCA recommends that you look at full-size samples of a proposed product, as well as manufacturers&#8217; brochures.
